After Hours Emergency Services
If you are experiencing a problem at the rental unit that you are leasing through Attaché-TMS please check the following situations below and follow the instructions. Remember if we dispatch a service call and it was an unnecessary service call you will be given an invoice for that call. Most emergencies can wait until the next business day.
All Emergencies must be called into our offices, please call 613-727-1400.
When you call emergency services you will get a live person. If you do get a voice mail, please try again, unfortunately they may be in a cellular dead zone, indisposed or on the phone with someone else. Do not email or leave a message.

If you suspect that the house is on fire or you smell smoke or smell natural gas leave the property immediately and Call 911. Once you have called 911, call emergency services at 613-727-1400 extension 6

No heat
Check to see if you have power (switch, circuit breaker, fuse or may be one or more). If there is no power you need to restore power by turning on the switch, resetting the circuit breaker or changing the fuse. If you have power, proceed to the next step.
Check the thermostat. If the thermostat is programmable check the batteries (replace if necessary). Make sure that thermostat is turned up to the proper temperature setting. If your thermostat is functioning proceed to the next step.
Make sure your hydro, gas, oil or other has not been turned or cut off. If you still have your heating source, proceed to the next step.
If all the above is good call emergency services at 613-727-1400 extension 6.

No hot water (electric tank)
Check to see if you have power (switch, circuit breaker, fuse or may be one or more). If there is no power you need to restore power by turning on the switch, resetting the circuit breaker or changing the fuse and waiting for hot water to return. If you have power, proceed to the next step.
Check the thermostat on the tank if it has one. Make sure that the thermostat is turned up to the proper setting (not on vacation mode).
If you still have no hot water please check your electric bill for the phone number of the rental company and call them directly. If you do not pay for the rental of the tank call emergency services at 613-727-1400 extension 6.

No hot water (gas, propane or oil)
Check to see if you have power (switch, circuit breaker, fuse or may be one or more). If there is no power you need to restore power by turning on the switch, resetting the circuit breaker or changing the fuse and waiting for hot water to return. If you have power, proceed to the next step.
Check the thermostat on the tank if it has one. Make sure that thermostat is turned up to the proper setting (not on vacation mode).
Check to see if the power vent exhaust motor is plugged-in. If it is not plugged-in, please plug it in and wait for hot water to return.
If you still have no hot water please check your utility bill for the phone number of the rental company and call them directly. If you do not pay for the rental of the tank call emergency services at 613-727-1400 extension 6

Leaking faucet(s)
Turn off the water supply to the faucet (located under the sink). If the faucet does not have individual shut off valves, you will have to turn off the main water supply to the house. If you had to turn off the main water supply call emergency services at 613-727-1400 extension 6.

No Power (Electricity):
Check to see if any of your neighbours are also without power and check the websites of Hydro Ottawa (https://hydroottawa.com/outages/info/outage-centre ) or Hydro Ones (https://stormcentre.hydroone.com ) for outages. If there are no outages and you are the only one with no power call emergency services at 613-727-1400 extension 6.

Refrigerator or freezer not cooling:
Check power supply to electrical outlet is working (check circuit breaker or fuse)
Check that the fridge is turned on.
If the fridge is still not cooling pick up bags of ice to help maintain your food until the fridge can be repaired. Send a request for maintenance or wait until the next business day and call the office during regular business hours

Dishwasher, microwave, washer or dryer not working:
If the dishwasher is leaking call emergency services. Send a request for maintenance or wait until the next business day and call the office during regular business hours.

Stove not working (electric):
Check power supply to electrical outlet is working (check circuit breaker or fuse)
Check fuses in stove.
If stove is still not working Send a request for maintenance or wait until the next business day and call the office during regular business hours

Stove not working (gas):
Check power supply to electrical outlet is working (check circuit breaker or fuse)
Check that gas supply is turned on to the stove.
Check fuses in the stove.
If stove is still not working Send a request for maintenance or wait until the next business day and call the office during regular business hours

Toilet leaking
Turn off the water supply to the toilet (located at the rear of the toilet). If this is the only toilet call emergency services at 613-727-1400 and extension 6.
If you have other toilets, don’t use this one and Send a request for maintenance or wait until the next business day and call the office during regular business hours

Water infiltration, sewer back-up or flooding:
Call emergency services at 613-727-1400 extension 6.

Locked out of property
If you have lost your keys it is your responsibility to contact a locksmith and have them unlock the door. You would then be responsible to have the lock repaired, rekeyed or replaced at your expense. You will also have to make sure that you provide Attaché – TMS with a copy of the new key.
If you are unable to access the property because the lock is not functioning properly or is damaged call emergency services at 613-727-1400 extension 6.

Call the Police and report the break-in
